What's the first steps in buying a property in the Moraira area?

Tell us you're Budget? Type of property you are considering - Villa with pool, Apartment - Bungalow with shared facilities - Finca with land, etc.
Tell us your needs i.e. How many bedrooms? Close to town, sea views, private pool, near to schools etc. The less strict your criteria the larger the selection of properties we will find available to consider but if you have non-negotiable requirements we can dismiss properties that do not fulfill your needs thus saving time and effort. The more information we have the more relevant our search results will be. Always bearing in mind that after viewing several properties your requirements may change or at least be considered negotiable.
We will search our data base for all the properties currently available listed with the major property agents in the area. We will then draw up and present you with a short list of suitable properties for consideration. We usually have access to properties for sale that may not yet be listed on any agent's website, new to the market or offered privately.
If you agree with our selection we will arrange an accompanied viewing schedule to suit you. You do not need to contact individual agents as we will co-ordinate the viewings with all parties. The listing agent will normally accompany us as they will have specific knowledge of the property and the vendors. inMoraira will have general knowledge of the location and type of property and we will not hesitate to give a negative opinion if we believe that the property is not suitable for any reason.
There are no time restraints in our search on your behalf; the important thing is that we find the right property for you the buyer. You may find the ideal property on your first viewing schedule or the search could take weeks or even months. No matter how long or short the process we will never charge for our service and will consider the challenge rewarding if we eventually succeed in our search on your behalf.
Important if you have already registered your requirements with one of our partner agents we may not be able to act on your behalf in dealing with that agent. Please register your enquiry with inMoraira so that we may work on your behalf. Our finding service is free and our remuneration in the event of a sale is paid by the vendor's agent.
Step 2. Together we have found you the property that fits your requirements.
We will prepare your offer to the vendors via their agent, stating the price you are prepared to pay (bearing in mind the additional costs associated with buying property in Spain) the time frame for completion and any other conditions. The offer will be subject to satisfactory searches by your lawyer.
We will already have had sight of the Escritura (title deeds) and will have checked that the property is the correct build size according to the deeds and that all taxes etc. are paid up to date.
If you require a mortgage we can assist in finding a suitable lender.
Once your offer is accepted and you wish to proceed we will monitor every aspect of the procedure through to completion at the notary office.
